In today’s Honolulu Advertiser, there’s a story “Honolulu still tops list of costliest U.S. cities,” which confirms what most of us already know… Hawaii is an expensive place to live, and do business.  Hawaii has the highest energy costs, real estate prices, and state taxes in the nation. This article reminded me of a book written almost 20 years ago called “The Price of Paradise.” Sadly, many of the problems and conditions described in this book exist to this day.

A massive 8.8 magnitude earthquake off the coast of Chile put the entire State on Tsunami alert. Some people were abruptly woken by the civil defense sirens at 6am. And some people made a mad rush to gas stations and super markets around the island to pick up last-minute supplies.

People evacuated tsunami inundation zones and police closed access to coastlines.  In this photo, you can see an normally busy Kalanianaole Highway eerily empty. All access to Hawaii Kai was rerouted due to the tsunami threat.

Thankfully we can all breathe a sigh of relief, the tsunami alert was canceled as of 1:45pm. I’m glad we have this warning system, and I’m thankful that we all take tsunamis seriously (which is a way of life for residents here).

Lost will air it’s sixth and final season starting February 2nd.

LOST The Final Season

This will be a huge loss for Hawaii as ABC filmed each episode almost exclusively in the Islands, and the series’ popularity put Hawaii front and center each week.

I know the producers promised to reveal the answers all the mysteries in the series… but is there any way to extend the series a few more years?

The 28-story missile X-Band defense radar

Sea-based X-band Radar (aka “the giant golf ball”)is heading back out to sea amid reports that the North Koreans appear to be preparing for a long-range missile test on July 4 (Independence Day).

The 28-story missile X-Band defense radar is designed to work with ground-based missile interceptors on the island of Kauai to intercept and destroy ballistic missiles during their final phase of flight. The radar is described by Lt. Gen Trey Obering (director of United States Missile Defense Agency) as being able to track an object the size of a baseball over San Francisco in California from the Chesapeake Bay in Virginia, approximately 2,900 miles (4,700 km).

In the event we’ll need to use the missile defense system, let’s hope they hit this one out of the park.

海上Xバンドレーダー （通称 ジャイアントゴルフボール）がまた海の真ん中に戻され　７月４日（独立記念日）の北朝鮮長距離ミサイルテストの動きを測ります。

２８階相当のミサイル防御のXバンドレーダーはカワイ島の地上ミサイル迎撃機と連合操作され、飛行しているミサイルの最終飛行段階で打ち落とすようになっている。　オバーリング　トレイ中将（米国ミサイル防衛庁長官) はこのレーダーは野球ボールサイズのものをアメリカ横断距離約2,900マイル（4,700キロ）（カルフォル二ア州サンフランシスコからバージニア州チェサピークまで）離れてでも探知できると述べている。

もしミサイル防御システムを使わないといけなくなった場合は、野外ホームランにして欲しいものだ。

Hawaii’s foreclosure activity increased a staggering 503 percent in March from the same period last year according to this Star Bulletin article. However, almost half the active foreclosure filings in the state were at rentals or vacation homes, according to data released today by RealtyTrac.

Hawaii is being hit hard by troubled investors and second home owners… About 46 percent of all active foreclosures in Hawaii have owner mailing addresses that do not match the property address, which indicates they are rentals or vacation homes

Despite this huge jump in foreclosures, Hawaii’s 2009 first quarter statistics dropped marginally compared to the same period in 2008.  According to the Hawaii Board of Realtors, the single family home median sales price was $570K compared to $620K last year.  The condo median sales price was $300K compared to $330K last year.

ハワイの不動産投資家や別荘オーナーは大きな衝撃を受けている。　およそ４６％のハワイのフォークロージャーの登録住所は物件住所と違う。。。という事は彼らのハワイの物件は賃貸物件かバケーションホームとしているという事になる。

膨大なフォークロージャー率上昇にもかかわらず、ハワイの２００９年の第一四半期の統計は昨年同時期に比べわずかに下落している。　ハワイ不動産協会によると一軒家の中央価格は去年の$62万ドルから下がり$57万ドル。コンドミニアムは$33万ドルから$30万ドルに下がった。

Sales dropped in March, but the median price of single family homes rose to $600,000, up 8.1 percent from February.  According to the president of the Hawaii Board of Realtors, Oahu’s market is weak and slower conditions are expected to persist until Hawaii’s economy recovers.

オアフ島住宅売高沈没
3月の売高は落下、しかし一軒家の中央価格は前月の2月に比べて8.1%上昇の$60万ドルに上がった。　ハワイ不動産協会の会長はオアフ島の住宅市場はハワイの経済状態が回復するまではこのまま低迷で速度を落とすと見られている。

It’s been a while since I visited Waikiki Beach, I was a little surprised to see how crowded it was. There were thousands of people lounging on the sand, surfing, and taking the catamaran tours. If there’s a recession, there was no sign of it in Waikiki.

久しぶりにワイキキビーチに寄って　少し驚いたのはたくさんの人であふれていた事。　何千の人がビーチでリラックス、サーフィング、ボートツアーなどを楽しんでいました。　ワイキキには不況の兆しがないようです。

February’s 160 condo sales are exactly 50% of the 320 sales of February last year. Median prices fell as well, the median price of a single family home dropped 8% to $555K compared to $599K a year ago. Condo sales dropped 11%  to $297K, compared to $335K a year ago. Hard to believe, but Hawaii median prices have remained steady compared to markets on the mainland.

オアフ島住宅価格$５５万５千に
２月のコンドミニアムの売れ行きが昨年２月の３２０件から１６０件の半減。中央価格も昨年の５９万９千ドル（一軒家）から５５万５千ドル、そして３３万５千ドル（コンドミニアム）から１１%減の２９万千ドルに。信じがたい事だが、アメリカ本土の不動産市場に比べハワイはまだまだ安定している。

The 15th Annual Honolulu Festival will be held throughout Waikiki March 13 through March 15. The three day extravaganza occurs every year in March on a weekend from Friday through Sunday.  Dance performances and traditional art demonstrations are displayed by artisans from Japan, Australia, Tahiti, Philippines, Republic of China (Taiwan), Korea, Hawaii and the rest of the United States. The Festival culminates with a spectacular parade down Kalakaua Avenue in Waikiki, Hawaii.  This year’s festival is expected to draw 4,700 visitors.
